Viewing Update

Now the property market is back up and running we have an increase demand on viewings.  To keep our staff, tenants and viewers safe we will be providing video tours of our available properties.  The video tour will need to be viewed before any physical viewing can be undertaken.

Upon a physical viewing our representative will enter the property first wiping down any door handles and surfaces as required with antibacterial spray, we will leave all doors and cupboards open for inspection.  If the property is unoccupied we will wait outside for you to view the property, we request that only one person visits the property for viewing and that face coverings are worn, you will be provided with disposable gloves prior to entry.  If the property is currently tenanted the same will apply but we will accompany you around the property, of course allowing for social distancing.

Please note that all physical viewings on tenanted properties will only be carried out if our current tenants are happy for a visit, otherwise we will be waiting for the property to become vacant.

Our team are still working from home and our office hours are 10am-4pm, Monday – Friday.  It is our intention to “re-open” the office from Monday 1st June.  Please see our website for further details

In light of the challenges we all face with the outbreak of COVID-19 (Coronavirus), we want to reassure you that Kings and Co Lettings are closely following Government guidelines to help keep their employees and customers safe.

Our branch is currently open however, should we need to close, our staff can work remotely with phones diverted to mobiles.
Additional health & safety measures are in place for viewings and appraisal appointments as well as during check out procedures. We will be looking into offering live video tours of properties if necessary.

If you are renting out a property in England, any tenancy created or renewed on or after July 1st 2020 will require electrical inspection reports on the condition of the property (EICR) performed by a qualified person. Renewals in this case include statutory periodic tenancies that are created at the end of a fixed term on or after this date.  For pre-existing periodic tenancies, you will need to have an EICR performed on all existing tenancies before April 1st 2021.

Unlike gas safety certificates the electrical inspection reports will require renewing every 5 years.

Please note that this is currently subject to approval by both Houses of Parliament but is likely to go through.  We will of course not take any action until full details have been received but we wanted to make you aware of the situation and that we have the necessary steps in place to ensure that as Landlords you are fully compliant.

Washing Machine Recall – Whirlpool

Please be aware that Whirlpool have issued a product recall on selected Hotpoint and Indesit branded washing machine models manufactured between 2014 and 2018. Their door locking system can overheat creating the risk of fire.
